Did Bahria Town abandon Bahria Greens Lahore?




Now it looks that Bahria is not interested to continue its project called Bahria Greens supposedly situated at Raiwind Road Lahore near Bahria Orchard. Because now Bahria Town has started refund procedure for Bahria Greens file bearers. 

Bahria Greens file holders are asked to present their original documents and Bahria Town will refund their paid amount within 3 months via cross cheque. This is also applicable for cancelled files as well.

Also Malik Riaz has told the members to discontinue payment of further installments of Bahria Greens until BT revises the payment plan after initiation of development work within a month.

So Bahria Greens victims are advised to take their refunds from Bahria Town’s office in Lahore.

On April 26, 2016, Malik Riaz met with affectees at the Grand Hotel in Bahria Town and listened to the concerns of Bahria Green file owners, he also signed application of various owners at the event and also approved 100% cash refunds for those who asked for it.

Also in last year Bahria introduced merging facility of Bahria Greens files in order to reduce maximum numbers of files revolving in market as all of you know that BT is notorious in over-selling of files.


So Bahria Town hasn’t abandoned Bahria Greens completely so there might be time that BT will start this project in near future but no one can’t say for sure.

Maryam Park Housing Scheme Declared illegal by LDA



Maryam Park Housing Scheme is declared illegal by LDA. So it is advised that buyers should avoid buying property in illegal Housing society which is not yet approved by LDA, otherwise they will be held responsible for their losses.

FOLLOWING a large number of public complaints against illegal housing societies, Lahore Development Authority (LDA) has initiated necessary legal action against 109 illegal housing schemes.

Officials said the LDA initiated this action under LDA Act-1975 and warned the general public to restrain from making any kind of transaction(s) in illegal housing schemes. They said except LDA no other Authority or Town Municipal Administration/Tehsil Municipal Administration or any local bodies or any other government agency is authorised to approve any private housing scheme/land sub-divisions in Lahore Division after 19.09.2013

They said sponsors of housing schemes and land sub-divisions were not allowed to develop the scheme without approval of Lahore Development Authority. Sponsors are not allowed to advertise any scheme or project prior to formal approval by Lahore Development Authority and after the approval of the scheme/land sub-division, the sponsors are not allowed to advertise the scheme without getting a No Objection Certificate (NOC) from the Lahore Development Authority.

Officials said that launching/development of scheme without approval of Lahore Development Authority and publication of advertisement without obtaining NOC from the LDA are illegal actions and punishable under Lahore Development Authority Act 1975. They said LDA carried out a survey besides collecting land record from TMAs and after scrutiny the following 109 housing schemes/land sub-divisions were found illegal. They said LDA had initiated necessary legal action under LDA Act (1975) against these schemes.

LDA authorities want to limit Lahore so they are defining Lahore boundaries in order to over come population increase problem. On the other hand private housing societies are not in favor of this decision so they are trying to stop this plan. 

According to details' the population is increasing very rapidly in Lahore as compared to other districts so due to this fact, area in all sides of Lahore is continuously increasing day by day. Everyday different private & government housing scheme are being developed due to which LDA has now initiated a master plan to define boundaries of  all 4 districts (Lahore, Kasoor, Shiekhu pura and Nankana) in Lahore division.

LDA wants to limit Lahore till Soo-e-Asal in ferozpur road further to which boundary of district Kasoor is started. On other side Lahore will be bounded till Dogran Kalan ahead of B.R.B Canal whereas one boundary is mentioned till Faizpur interchange at River Ravi and another boundary will be maintained till Imamia Colony Railway junction ahead of shahdara.

According to sources private housing societies has started campaigning against this proposed plan so that their societies remain in Lahore and they keep on charging rates of Lahore from their customers.

Project Services Delivery/Economic Benefits

  • Government of the Punjab will provide land for road
  • The Concessionaire will provide for construction costing about 65% of the project cost
  • The Concessionaire’s share shall comprise equity of 30% and commercial loan for the remaining 70%
  • An interest rate of 17% has been assumed for the Loan
  • The Concessionaire shall collect toll from entire Ring Road
  • All construction and O&M costs shall be borne by the Concessionaire
  • The loan shall be paid back by the Concessionaire in 10 equal installments
  • Insurance during construction has been taken @1%
  • Miscellaneous charges for loan arrangement have been taken @ 3% of the loan amount

Lahore—FWO has been awarded the contract of construction of (southern loop) of Lahore Ring Road. Commissioner Lahore Division and Chairperson Lahore Ring Road Authority, Abdullah Khan Sumbal has said that Punjab Chief Minister Muhammad Shehbaz Sharif has directed FWO to complete southern loop of Lahore Ring Road within one year.
Due to special interest of Punjab Chief Minister, Punjab government has succeeded in saving 1.70 billion rupees in this contract, he added. He said that under public private partnership, Punjab government has played its role in viability gap financing in the construction of 30-kg long southern loop convinced FWO to complete construction work in 4.25 billion rupees instead of 5.90 billion rupees.
Abdullah Khan Sumbal told that southern loop of Lahore Ring Road consists of three sub-loops including southern-I, II and III. FWO will first start work on I and II loops which is 22 kilometer long, he added.
He said that this agreement has been given to FWO on the basis of BOT (build, operate and transfer) under public private partnership.
He said that Punjab Chief Minister Shehbaz Sharif has especially directed to complete southern loop of Lahore Ring Road within the stipulated period and ensure high standard.
It is worth mention that Punjab government has made savings of 215 billion rupees in different mega projects and saving of 1.7 billion rupees in Ring Road Project is part of campaign of Chief Minister.

DHA Biggest Phase 9 Prism Lahore Development work started

An inaugural ceremony was held in DHA Phase 9 Prism Sector P Sector Park for DHA Lahore’s largest phase Prism -9, regarding developmental works. Following are the main points
 Brigadier Zafar Yaseen Babar, Administrator DHA Lahore, inaugurated the ceremony. He told that:
1.    Phase 9 Prism will constitute an area of Total 40,000 Kanals
2.    Development work would be completed in four years, and would have all modern facilities.
3.    A city mall, having latest facilities, a modern university as well as a modern hospital would also be built in it.
4.    Other facilities include Masjids, Churches, Cafes, Golf Courses, Water Theme Parks, Business Centers, a drive-in- Cinema, Polo Clubs, Race Courses, Convention Centers, Electronic Parking System, Emergency Service and a Police Station.
Phase 9 Prism would have:
1.    25, 600 residential plots
2.    1, 900 commercial plots
3.    Maximum length of roads in the phase would be 30 km, which would be 120 to 150 ft wide
4.    Other roads in the Prism, consisting of 2 to 3 lanes, would be 60 to 80 ft wide, and these would be capable of bearing an increasing traffic load.
5.    Service lane would also be built along every road
6.    27 overhead water tanks, along with tube-wells
7.    6 sewerage stations would also be built
8.    6 grid stations would be built for the power supply
9.    The system would be underground While LED lights would also be installed
For security purposes a boundary wall would be built around DHA Phase 9 Prism Lahore.
